In recent weeks, events involving cooling towers have been emphasized in the national news. Aqualine remains incredibly thorough and attentive in our efforts to provide our customers with timely information and the highest quality water treatment programs, specifically surrounding Legionella bacteria in building water systems.

Legionella bacteria can be controlled within building water systems by instituting a water management plan that identifies, analyzes and controls the hazards present, including Legionella. The recently published ANSI/ASHRAE Standard 188, Legionellosis: Risk Management for Building Water Systems, outlines compliance requirements for building owners to implement to mitigate the Legionella risks posed by building water systems.

Standard 188-2015 has established minimum legionellosis risk management requirements for building water systems. Standard 188 defines a specific set of practices for analyzing, monitoring, and minimizing the risk of Legionella in building water systems.

Compliance is based on defined criteria. If a building meets any of the listed criteria below, development of a written plan, a Water Management Program (“WMP”), is required. The ASHRAE standard spells out the actions required in the development and documentation of a building(s)’ WMP, as well as exact plan requirements for various kinds of building water systems.

Legionellosis: Risk Management for Building Water Systems

ASHRAE 188-2015 requires building owners to implement and follow a “Water Management Program” if they have any of the following onsite:

  • Cooling Towers and/or Evaporative Condensers
  • Whirlpool Spas
  • Ornamental/Decorative Fountains
  • Air Washers, Humidifiers, or Misters
  • Any other device(s) that release(s) aerosols

Your potable plumbing systems require a Water Management Program if any of the following are true for your building:

  • A centralized hot water system supplying multiple housing units
  • More than 10 stories, this includes below-grade levels
  • Residents over the age of 65
  • Any area(s) housing or administering care to individuals with certain health factors
